Can a foreigner buy in Mauritius?
No except under the Integrated Resort Scheme (IRS) or Real Estate Schemes (RES).

What is the IRS or RES?
These are schemes which have got approval by the Mauritian government to sell such project to foreigners.

Is all the IRS or RES on the beach?
Most of them will be but not necessary on the beach. It depends on the project.

What are a average prices of IRS?
The Mauritian Government impose to have a minimum price of $ 500,000. In some rare cases there may be property for sales of this value but on average a typical IRS project will be between $ 800,000 to $ 2,000,000. This is moonlit due to demand overtake supply. What is the RES?
This is a mini version of IRS. There is no minimum price. For more information about RES please click here

What will be included in the prices?
Normally all the fees such as taxes, registration etc are included except that of notary fee which you need to pay on top of the agreed price.

Can I lease any property in Mauritius if I am a foreigner?
Yes you can lease a property for 60 years. You will have to do that three times which will be 20 years each. This property does not need to be an IRS or RES.

I have got a permanent residence in Mauritius can I buy a property?
Yes you will be allowed to buy one property for your residential use.

What if I retire in Mauritius, can I buy a property?
You will not be able to buy a property at least for the first three years until you get your permanent residence
